I designed our dream house, what is the next step?

I've spent the past 3 years designing our dream house. I have plans laid out to scale, but not blueprint style. I also have a 3D model in Google Sketchup. My question is, what is the next step...do I hire an architect to put everything in blueprint form, or do I need an engineer to tell me if the design will work the way it is or be modified for structural reasons? Or do I need both? Not sure where to go from here.








It has to be in blueprint first. But you could call a general contractor or home builder who could recommend a professional to draw the plans. Not all contractors are just lowely labor supervisors; many have degrees and licensing that allow them to create blueprints. Be prepared for your design to be changed though. Just because it looks good to you doesn't mean it's a sound plan for a home. In addition the experts can give you hints and tips that can maximize your use of square footage or show you a better layout you didn't thing of.
architect first. They know measurements and basic stuffs and explanations why such is such. (thickness of the wall, strength of the foundation, structural safety).

the engineer only implements the plan and directs the workers.

my dad was an engineer for 30 years. They still rely on plans designed by architects.

computer design software only helps you in designing a house. Structural planning, safety is another story.
Working as a Structural engineer I have worked directly for Owners, if the plans are to scale.
If the Plans are done by a qualified Architect in ACAD, the engineer would size the framing and foundation to code to get a Permit.
Contact your town Building Inspector or the local AIA for a good Architect.
